Welcome to Rentopia.my. These Terms of Use (“Terms”) govern your access to and use of our website and services. By accessing or using Rentopia.my, you agree to be bound by these Terms and our Privacy Policy. If you do not agree with these Terms, please discontinue use of the platform.

1. Platform Overview

Rentopia.my is an online rental listing platform that facilitates connections between landlords, tenants, and property agents. Rentopia.my acts solely as a digital platform and does not own, manage, inspect, or control any listed properties.

We do not provide real estate agency services and are not licensed property negotiators under Malaysian law.

2. User Eligibility

You must be at least 18 years old and possess the legal capacity to enter into agreements under Malaysian law to use Rentopia.my.

By registering or using the platform, you confirm that all information you provide, including personal details and property information, is accurate, truthful, and kept up to date.

3. Booking Fees & Payments

Certain listings on Rentopia.my may require a booking fee to reserve a property.

• Tenants: A booking fee may be charged to secure a reservation. Unless otherwise stated, such fees are non-refundable and do not guarantee tenancy until a tenancy agreement is executed.
• Landlords: Platform service fees may apply for successful bookings or platform services provided.
• Payment Gateways: Rentopia.my may use third-party payment processors. By making payments through the platform, you agree to comply with the applicable terms of those payment providers.

4. Tenancy Agreements

Rentopia.my may generate tenancy agreement drafts using information submitted by landlords and tenants.

Rentopia.my is not a party to any tenancy agreement and does not verify, guarantee, or enforce the legal validity or performance of such agreements.

5. Roles & Responsibilities

• Landlords are responsible for the accuracy of property listings and for fulfilling their obligations under any tenancy agreement.
• Tenants are responsible for providing accurate booking information and reviewing tenancy terms before proceeding.
• Agents may only use platform data for legitimate tenancy facilitation. Misuse of user information or platform data is strictly prohibited.

6. Platform Use & Conduct

Users agree not to engage in activities that may harm the platform or other users, including but not limited to:

• Posting false, misleading, or unlawful listings
• Circumventing platform booking or payment systems
• Misusing personal or proprietary data
• Interfering with website functionality or security
• Engaging in spam, phishing, scraping, hacking, or automated abuse of the platform

Rentopia.my reserves the right to suspend or terminate accounts that violate these Terms.

7. Privacy & Identity Verification

By using Rentopia.my, you consent to the collection and processing of your personal information in accordance with our Privacy Policy and the Personal Data Protection Act 2010 (Malaysia).

Where required, users may be asked to provide identification or documentation for identity verification purposes.

8. Intellectual Property

Users retain ownership of the content they submit to Rentopia.my, including property descriptions, photographs, and other listing materials.

By submitting content to the platform, you grant Rentopia.my a non-exclusive, worldwide, royalty-free license to display, reproduce, distribute, and promote such content for the purpose of operating and marketing the platform.

9. Disclaimer & Limitation of Liability

Rentopia.my is not responsible for:

• Disputes between landlords, tenants, or agents
• The accuracy or legality of property listings
• The condition or availability of listed properties
• The enforceability of tenancy agreements
• Any damages arising from third-party services or user-generated content

Use of the platform is at your own risk. Rentopia.my does not guarantee uninterrupted or error-free operation.

10. Indemnity

You agree to indemnify and hold harmless Rentopia.my, its owners, team members, affiliates, and service providers from any claims, losses, damages, or liabilities arising from:

• Your breach of these Terms
• Your misuse of the platform
• Your violation of applicable laws or third-party rights

11. Suspension & Termination

Rentopia.my may suspend or terminate user accounts without prior notice if users violate these Terms or engage in fraudulent, illegal, or high-risk activities.

12. Changes to These Terms

We may update these Terms from time to time. Continued use of Rentopia.my after any changes indicates your acceptance of the revised Terms.

13. Governing Law

These Terms are governed by and interpreted in accordance with the laws of Malaysia. Any disputes arising from the use of Rentopia.my shall be subject to the exclusive jurisdiction of the Malaysian courts.
